Heads up about the dock Boone Lake's water level drops significantly between September 1 and mid-May — the dock may be unavailable during this period. Just ask us before your trip and we'll give you the current conditions.

One Thing to Know About the Deck

The tree above the back deck sheds pretty regularly, so you might find some debris on the furniture when you arrive. There's a leaf blower in the screened porch — feel free to use it.

House Rules

Pets welcome. Clean up after them outside and don't leave them unattended if they're chewers.
No smoking inside. Outside is fine — please pick up your butts. Indoor smoking results in a cleaning fee up to $2,000.
No parties or events. Keep it relaxed — this is a neighborhood.
Quiet hours: 10 PM – 7 AM. Our neighbors are good people. Let's treat them that way.
Use the black makeup cloths. We put them there so the white linens stay white. Damaged linens are charged at replacement cost.
Log out of streaming apps before you leave. Your Netflix, not ours.

What We Provide

Your cleaning fee covers a full starter kit: bed sheets, bath towels, hand towels, washcloths, black makeup cloths, shampoo, conditioner, body wash, kitchen towels, hand soap, dish soap, dishwasher pods, trash bags, toilet paper, paper towels, and laundry detergent.

These are starter supplies — not restocked during your stay. Plan accordingly for longer visits.

Award-winning BBQ in a rehabbed warehouse on the edge of downtown. Pit master Tony Wilson's recipe goes back to 1979 on Watauga Lake. Get the brisket. Great Oak Brewery beers brewed on-site.

Rocky Mount State Historic Site
Less than 5 minutes from the house — and genuinely worth a stop. This was the first territorial capital of the United States beyond the original 13 states, right here in Piney Flats. Costumed interpreters walk you through life in 1791. Good for history buffs and curious kids alike. Open Wed–Sat, 11 AM–5 PM.

Tweetsie Trail
A paved 10-mile rail trail connecting Johnson City and Elizabethton along the old ET&WNC railroad bed. Flat and smooth — great for walking, running, or biking. Named after the famously squeaky whistle of the old mountain train. Easy for all fitness levels and free to use.

Birthplace of Country Music Museum
Right on State Street in downtown Bristol. The 1927 Bristol Sessions — recorded about 15 minutes from this house — are considered the "big bang of country music," launching Jimmie Rodgers and the Carter Family. The 24,000 sq ft museum brings it all to life with hands-on exhibits and a mixing station. Worth a couple of hours.

A 400-acre city park along Boone Lake in Johnson City — trails, picnic areas, a disc golf course, and waterfront access. Good spot to stretch your legs or let the kids run around without driving far. Free entry, open daily.

Gray Fossil Site & Museum
An active fossil dig site where scientists have pulled up saber-toothed cats, red pandas, tapirs, and shovel-tusked elephants — all from right here in Northeast Tennessee about 5 million years ago. One of the most significant fossil sites in North America, and there's a hands-on museum on site. Surprising every time.

Your Dock — Boone Lake
Kayaks and paddle boards are right here for you. Boone Lake covers over 4,500 acres — great for fishing, paddling, or just floating. Bass, crappie, and catfish are all common catches. Remember that lake levels drop significantly September 1 through mid-May, so the dock may not be accessible in that window.

Boone Lake Marina — Pontoon Rentals
The closest marina to the house — about 5 minutes away at 452 Sportsmans Dock Road. They rent pontoons and have a fuel dock. The Boonedocks Restaurant on site serves burgers and sandwiches with outdoor waterside seating, open seasonally. Call ahead to check rental availability.

Rockingham Marina — Boat Rentals & Slips
About 15 minutes away in Gray, TN — full-service marina on Boone Lake with boat rentals, covered slips, lake view accommodations, and a marine store. A good option if Boone Lake Marina is booked up or you want to explore the Kingsport side of the lake.

About 20 minutes toward Bristol — South Holston is a nationally recognized trout fishery and one of the best smallmouth bass lakes in the Southeast. Great for fly fishing below the dam, or tubing on the river. Hundreds of miles of shoreline and stunning mountain views.

Full Walmart about 15 minutes toward Bristol off I-81. Good for bulk supplies, ice, charcoal, beach gear, or anything you forgot to pack. Open 24 hours. Also your best bet for bait and fishing supplies if you're planning a day on the lake.

A local gem just off I-81 — half deli, half greenhouse nursery, all good. Known for their Cuban sandwich and Veggie Grille, plus house-made hot sauces from their on-site gardens. Worth a detour if you're passing through on the way to or from Bristol. Cash and carry lunch spot.

Bristol Motor Speedway
One of the most iconic short tracks in NASCAR — the "World's Fastest Half-Mile" — only about 12 minutes from here. Race weekends are electric and book out months in advance. Even if there's no race on during your stay, track tours run regularly and are worth the trip. Check the schedule before you book.

Right in downtown Bristol — about 15 minutes from the house. Gaming floor, live entertainment, and several good restaurants under one roof. Solid option for an evening out, especially when it's too hot or rainy for the lake. Walk over to State Street after for a nightcap.

Bristol Rhythm & Roots Reunion
One of the best music festivals in the Southeast — held every September on State Street in downtown Bristol. 100+ acts across 12 stages over three days, celebrating bluegrass, Americana, country, and roots music in the actual birthplace of country music. The 25th anniversary is September 11–13, 2026. Buy tickets early, they sell out.

State Street — Downtown Bristol
The famous street that runs right down the Tennessee-Virginia state line — you can literally stand with one foot in each state. Live music spills out of bars and restaurants most weekends. Good independent restaurants, local shops, and the music museum are all walkable from the main drag. 15 minutes from here.
